WHEDA Tax Advantage

WHEDA HEADER

EFFECTIVE IMMEDIATELY, first-time home buyers in Wisconsin may be eligible for the WHEDA Tax Advantage, a Mortgage Credit Certificate (MCC) Program. The program provides a special tax credit to qualified borrowers, which reduces their federal income tax liability over the life of the mortgage.

This program is available to borrowers through financing from the lender of their choice provided that the lender is a WHEDA approved participating lender. Envoy Mortgage is an approved lender for this program.

FEATURES

  • Annual tax credit is 25% for non-target areas and 40% for target areas or qualified veterans
  • Maximum annual tax credit of $2,000 for the life of the mortgage
  • Tax credit can be claimed for up to 30 years on the original mortgage
  • Available to WHEDA borrowers and non-WHEDA borrowers

BORROWER ELIGIBILITY

  • Available to first-time home buyers and the following exceptions:
    1. Borrowers purchasing a home in a Targeted Area 
    2. Veterans with an Honorable Discharge (DD-214)
  • Must meet Purchase Price Limits
  • Must meet Income Limits
  • Must complete free, online home buyer education (each borrower on the loan must do this). When completing the test at the end of the education program, please use “mcreed@envoymortgage.com” for the Home Buyer Education Code; this ensures that I get your education certificate directly.

PROPERTY ELIGIBILITY

  • 1-2 family residential units
    • 2-unit properties must be more than 5 years old
  • Condominiums
  • Permanent financing of a newly constructed and completed home
  • Primary principal residence
  • Acquisition Rehabilitation
